Civic Address - Johnson Lake Resort, 6000 Johnson Lake Forest Service Road, Louis Creek, BC. Located 100 km northeast of Kamloops/40 km east of Barriere off Agate Bay Road. 16 km. of gravel to resort.

Land – 1.032 hectares (2.55 acres), this property has approximately 225 meters of waterfront on “Little” Johnson Lake.  The property does not extend to the main shore of “Big” Johnson Lake.

Buildings & Amenities - The 3200 sq.ft. lodge/home, (including decks) was built in 1999 – a one storey, wood frame structure on a concrete crawlspace foundation.  Two bedrooms plus den, one bathroom, kitchen, laundry room, office, storage room, great-room with vaulted ceiling, a small store/mudroom, a covered deck plus an open deck.  Propane fridge, cook stove and hot water heater;  electric fridge, freezer and washing machine  included in the sale.  There are two airtight wood stoves for heat.

There are nine cabins, one of which has been converted into shelved storage.  One cabin was built in 2009; the remaining eight were built in the 1950’s, with various updates made throughout the years.  All of the currently rentable cabins have wood stoves for heat and cold running water.  Five have propane fridges and cook stoves.  One also has its own bathroom with shower and propane hot water heater.  There is no electricity or lights except in the one with its own bathroom.

There are 11 “dry” campsites, a shower house, a small workshop, woodsheds, outhouses plus two storage areas. 

The shower house building is divided into Men’s, Ladies and a storage area. Hot water is provided by propane.  Each has a sink, shower and two toilets; the men’s also has a urinal.

There are two private docks, secured by a 10 year Licence of Occupation with the Province of BC, which expires in 2031.  One dock is on the main Johnson Lake, the other is on “Little” Johnson Lake.

Services – The property is off grid.  Domestic Water is provided to camp via gravity feed from a spring-fed creek.  Septic systems for lodge, shower house and one cabin.  Electricity is provided by a Pelton Wheel water generation system in summer and by a diesel generator with 400 litre day tank and 4000 litre enviro storage tank in winter.  Heat for the lodge and cabins is by wood stove.  Internet is via satellite system with Xplornet, which also provides the VOIP phone system.  New 4000-litre leased propane tank for the lodge.

Included in Sale -  Numerous watercraft including motor boats, row boats, canoes, kayaks and pedal boat.  All furnishings in the cabins, and some of the furnishings in the lodge.  Single cylinder Lister 7.0KW diesel generator set with 400 liter day tank and 4000 liter enviro storage tank with pump.  Eight 100 lb and six 20 lb propane tanks.

Annual Property Taxes - $2,630.13 (2021)
